Concrete Awning Demolition & Façade Remediation
The Challenge
Wardell Remedial was engaged by the Owners Corporation of Strata Plan SP64282, through Strata Title Management, to undertake concrete awning demolition and façade remediation works at 240 Wyndham Street, Alexandria. The Level 5 concrete awning overhung the courtyard of the heritage-listed Yiu Ming Temple, adding significant complexity to works carried out above an active place of worship.
The works followed a Lindsay & Associates Regulated Design Report identifying concrete spalling, cracked render, and a failed waterproof membrane to the Level 5 awning slab. The scope included demolition of the 25-lineal-metre concrete awning, concrete repairs, new acrylic render and Dulux coatings, a waterproof membrane system, new concrete hob and Colorbond capping, and full B-type gantry hoarding and modular scaffolding to the north elevation, all delivered within a 16-week programme.
The Solution
Wardell Remedial managed the works under a single lump sum contract, coordinating all engineering, permitting, access, and construction phases. Prior to mobilisation, the team obtained Council permits, submitted scaffold designs and engineering certifications, and uploaded regulated design documentation to the NSW Planning Portal.
A B-type gantry hoarding and modular scaffolding system were installed to protect pedestrians and the Yiu Ming Temple courtyard, with safety mesh and catch decks used to safely contain demolition debris. Structural reinstatement works included a new Ardex waterproofing system, concrete hob, Colorbond capping, and concrete plinths to the balustrade base plates.
