ACP Cladding Replacement
The Challenge
Soho Apartments had non-compliant ACP cladding across its facade. In June 2023, City of Sydney Council issued a Fire Safety Order requiring the Owners Corporation (SP70319) to rectify the cladding. The building remained fully occupied throughout, and the FSO imposed a legal compliance deadline with escalating enforcement risk for all lot owners.
The Solution
Wardell Remedial was engaged in December 2024 to deliver the full replacement package. Working from regulated design drawings by facade engineer Fahrenheit Global, Wardell managed construction delivery, all council liaison and permit applications, scaffolding design and certification, and NSW Planning Portal submissions. The ACP was replaced with 9mm Cemintel CFC cladding — a non-combustible, NCC-compliant system — installed with top hat framing, vapour barrier, mechanical fixings and all flashings. A Dulux-approved facade coating was applied to restore the building’s original appearance.
